All rates include GST. Rates vary by season and unit, and minimum booking periods apply.

Additional charges may apply, including for departures on public holidays.

All accounts are payable on departure. Overdue accounts may incur recovery fees.

For standard online bookings, we require credit card details as a guarantee instead of a deposit. Your card is not charged when you book.

The guarantee covers the standard cancellation charge described below. A charge may also apply if you do not arrive for your booked stay.

For standard direct bookings, cancellations made at least 48 hours before the booked date incur no fee.

If you cancel within 48 hours of the booked date, the first night’s accommodation is charged to the card provided as a guarantee.

Group bookings follow the separate policy below. If you booked through another provider, the terms agreed with that provider apply.

A group booking is three or more rooms reserved for one party. Group terms are set out in your quote before booking.

The following cancellation terms apply to the 50% deposit paid for a group booking:

• More than 30 days before arrival: the deposit paid is refunded in full.
• 30 days or less, but more than 7 days before arrival: 50% of the deposit paid is refunded.
• 7 days or less before arrival, or if you do not arrive: the deposit paid is non-refundable.

Refund percentages apply to the deposit actually paid, not the total booking price.

Changes to reservation terms are treated as new bookings, and additional charges may apply.

Extensions are subject to room availability.

Early departures may not result in a refund unless management approves and the accommodation can be relet.

Check-in is from 2:00 PM to 8:00 PM. Later arrivals are welcome by arrangement.

Check-out is by 10:00 AM on the day of departure.

Early check-in or late check-out is available by arrangement and incurs a surcharge.

Space is limited. During peak times, we allow one vehicle per unit.

Visitors are permitted at management’s discretion until 9:00 PM and must park on the road. The registered guest is responsible for their behaviour.

The registered guest will be charged for damage caused by deliberate or reckless acts, or loss of income caused by inappropriate behaviour.

A NZ$100 fee applies for excessive soiling and is charged to the registered guest’s credit card.

Smoking is not permitted indoors.

You may smoke outside, away from open windows, doors and other guests, especially children.

If smoking occurs in a room, we will engage a specialist cleaning company. Cleaning, laundry and any loss of income will be charged to the registered guest.

By connecting to our Wi-Fi, you agree to these conditions.

The service is intended for general online use, such as browsing and email.

Illegal downloads, spam, hacking and excessive bandwidth use, such as large downloads, are prohibited.

We may terminate Wi-Fi access if these conditions are breached.

We take care of luggage and personal belongings left with us or as lost property to the best of our ability. They remain at the owner’s risk.
